This proposal, when fully executed by CLIENT NAME (“CLIENT NAME”) and returned to J2H Partners, LLC (“J2H Partners”) shall constitute our agreement to provide XXXXXX services as defined below for CLIENT NAME for PROJECT NAME AND LOCATION.

Project ScopeCommunicationa. We will hold meetings with CLIENT NAME, the design team, and the construction teams on a regular basis as required to meet the project schedule.b. We will be responsible for updating the project budgets and cash flow and working with CLIENT NAME to communicate those updates.c. We will provide summary reports to CLIENT NAME as well as any other necessary reporting to support the project.Design & Permittinga. We will coordinate the procurement of the design team using the appropriate CLIENT NAME documents.b. We will coordinate programming between the team and CLIENT NAME.c. We will coordinate the schematic design and development drawings.d. We will review progress of design throughout the design period, make recommendations, suggestions and comments.e. We will help to expedite the permit process, within the requirements of the local jurisdictions.f. We will manage the design process from the beginning of engagement through the end of the project.Contractor Biddinga. We will bid out the project to multiple contractors at various stages to enable CLIENT NAME to get the best competitive pricing available in the market.b. We will work with CLIENT NAME to identify those contractors and make recommendations for their approval.actor Biddingc. We will attend the bid walk through and work with the architect, engineers and consultants to prepare bid addendums as required.d. We will review and analyze contractor bids when received and make recommendations to CLIENT NAME on contractor selection.e. We will review Contractor’s proposed subcontractor list.f. We will prepare a final budget for CLIENT NAME to review and sign off on upon completion of bidding process.Constructiona.We will review and monitor the quality of work along with the project’s construction schedules and budgets.b. We will assist in resolving field or scheduling issues that arise during construction.c. We will advise CLIENT NAME of the schedule during construction and update as necessary.d. We will coordinate contractor activities with CLIENT NAME as necessary.e. We will schedule and attend construction progress meetings with contractor, architect, and CLIENT NAME as necessary to discuss procedures, progress, issues, and scheduling.f. We will monitor and observe general construction progress and procedures.Close-outa. We will schedule with CLIENT NAME, the contractor, architect and engineers as necessary for the final walkthrough and monitor the preparation of the punch list.b. We will monitor and ensure completion of all punch list items identified.Admin/Financiala. Maintain all appropriate documentation relating to all components of the project – budget, contracts, bid process, construction and close-out.b. Track costs of all components of the project, including, but not limited to the Cash Flow; Design Team Costs and Construction Costs.c. Review, approve and submit to client all invoices relating to the project.d. Maintain cost records during the project.e. Coordinate approvals and payments with CLIENT NAME’s Management.f. Review and analyze all change orders during project; make recommendation to CLIENT NAME for approval.g. Provide final job close-out package to CLIENT NAME at completion of job.Relo/Move Managementa. We will support CLIENT NAME in creating and coordinating the overall relocation and move scheduleb. We will help manage the overall relocation of personnel, equipment, etc.c. We will prepare and maintain the move budget.d. We will conduct regular move coordination meetings.e. We will provide regular reporting on move preparation status.f. We will qualify and coordinate bid process of all move related vendors.g. We will coordinate with all construction activities.Furniturea. Coordinate with CLIENT NAME to develop and manage the Furniture RFP Process to help CLIENT NAME procure furniture.b. Coordinate the design and selection of furniture to meet budget.c. Help determine what existing furniture can be reused in the new facility.d. Communicate requirements to architect for inclusion in construction documents.e. Coordinate schedule for installation of furniture.Telcoa. Coordinate with CLIENT NAME & their IT personnel as they develop the technology migration plan.b. Coordinate with CLIENT NAME & their IT personnel to understand the communications plan.c. Support RFP process for Tele/Data cabling as directed by CLIENT NAME’s IT personnel.d. Communicate requirements to architect for inclusion in the construction documents.e. Coordinate schedule for installation of cabling and IT equipment.Securitya. Understand CLIENT NAME’s security requirements.b. Support RFP process for required security, such as card access, cameras, other.c. Communicate requirements to architect for inclusion in construction documents.d. Coordinate schedule for installation of security system.AVa. Understand CLIENT NAME’s audio-visual requirements.b. Support RFP process for identified AV systems.c. Communicate requirements to the architect for inclusion in construction documents.d.
